LUMARA Advisory is a boutique property personal shopper specialising in Northern Spain.
We work exclusively on the buyer side, supporting clients at the stage where decisions matter most — before properties, viewings and momentum begin to define the outcome.
LUMARA exists to bridge the gap between property, place and lifestyle.
The work goes beyond selecting homes. It focuses on understanding how clients want to live — and aligning that with the right area, environment and everyday context before individual properties are considered. This ensures that decisions are not only sound on paper, but sustainable in real life.
Each engagement begins with clarity: who the client is, how they want to live, and what truly matters over time. From there, LUMARA works selectively and independently, prioritising judgement, fit and long-term quality over volume or speed.

Behind LUMARA
LUMARA is led by
Jan Olav Osnes Krogh.
Jan Olav is Norwegian and lives in Spain. After many years based in Madrid, and later settling in Cantabria, he has gone through the same questions and trade-offs many clients face when trying to make a home in an unfamiliar place: understanding where life actually works, how different areas feel beyond first impressions, and how to make choices that remain right once everyday routines begin.
That lived experience is central to LUMARA.
Jan Olav brings a mindset shaped by Scandinavian values of quality, structure and long-term thinking, combined with a deep respect for Spanish life and culture. Clients often recognise their own priorities in this perspective — and value having someone on the buyer side who understands both how they think and how things function on the ground.
This balance defines how LUMARA works: considered, selective and grounded in judgement rather than speed or volume.
Our Role
LUMARA works exclusively on the buyer side.
The role is not to sell property, promote destinations or manage transactions. It is to help clients make better decisions before those stages begin — when clarity, alignment and judgement still have the power to shape the outcome.
By focusing on the relationship between lifestyle, place and home, LUMARA helps clients avoid misalignment and unnecessary compromise, and move forward with confidence once a decision is made.
LUMARA’s involvement ends when the direction is clear.
